Looks like a VG-VG+ to me due to the spine wear. Otherwise it has great eye appeal, it could be FN- if not for spine wear.

I forgot to mention that it has a spine split that almost reaches the top staple and will be there soon. Did you see the small rip at the top right of the rear cover?

Yeah, that's a rip there I see. It looked like a miswrap on the scan. That would downgrade it a notch.

BTW, I've seen this issue for $75 in worse shape than the scan at my LCS.

DD 3 = G/VG 3.5

That spine split is just too big.
